Appraise-It Pro's File Formats
Appraise-It Pro can open or import a variety of MISMO formats natively. This can be useful when generating vendor-agnostic output, but is limited to the report types, forms, and fields supported by MISMO, i.e. Fannie Mae and Freddie Mac (GSE) report types.
Appraise-It Pro can also open or import RPTI files, which is a specification developed by SFREP to grant third parties access to every report type, form, and field available in Appraise-It Pro's library.

*Note that MISMO 3.6's stock image support is lacking in certain circumstances. Appraise-It Pro supports optional extensions to MISMO 3.6 that enable full support for images.
The MISMO Formats
The Mortgage Industry Standards Maintenance Organization (MISMO) is responsible for several standardized file formats in wide use in the residential real estate appraisal profession, in large part due to Fannie Mae and Freddie Mac's efforts associated with the Uniform Appraisal Dataset (UAD).
- MISMO 2.6 Errata 1 is a legacy format used for non-UAD Fannie Mae and Freddie Mac reports. Its documentation is available from MISMO directly.
- MISMO 2.6 GSE is an extension to the MISMO 2.6 format developed by Fannie Mae and Freddie Mac to support the initial UAD project. Its documentation is available on Fannie Mae's and Freddie Mac's UAD web pages.
- MISMO 3.6 is the updated format selected by Fannie Mae and Freddie Mac to serve as the basis of the UAD 3.6 project. The documentation for the subset of MISMO 3.6 concerning residential real estate appraisal is available on Fannie Mae's and Freddie Mac's UAD web pages.
- MISMO's Property and Valuation Services (PaVS) procurement dataset allows clients to issue assignment information to appraisers in a standardized format. Its documentation is available from MISMO directly.
The RPTI Container Format
An .rpti file is a ZIP file that contains the following:
- Report.xml — Report data in AIXML 1.5 format.
- Rtf — A folder containing RTF files used to store data for Word Processing fields and extended comments.
- Pdf — A folder containing PDF files used to store data for PDF fields.
- Images — A folder contining image files used to store data for image fields.
The AIXML 1.5 format relies heavily on form and field attributes within Appraise-It Pro's report files. These attributes are exposed through Appraise-It Pro's Field Details Pane, accessed via the Development tab.
